Rents continue to rise, with record prices per square meter in July.

Rents rose again in July. This month, rents increased by 0.3%, reaching an average of €14.90 per square meter. This is the highest figure ever recorded by idealista, Italy's leading real estate portal for technological development, which has been monitoring rental price trends since its first survey in 2012. Compared to the same month last year, the year-over-year increase was 4.8%. An analysis of Italy's major cities revealed a contrasting trend: 39 provincial capitals saw rent increases, while 48 saw a decrease, and two (Genoa and Pavia) held prices unchanged from the previous month. Despite the monthly slowdown, Milan remains the city with the highest rents in Italy, averaging €23.40 per square meter, followed by Florence (€22.20/m²), Venice (€21.50/m²), Rome (€18.20/m²), and Bologna (€17.50/m²). Como, Naples, and Bolzano also exceed the national average, with prices of €16.40, €15.50, and €15.00 per square meter, respectively. At the other end of the scale, the cities with the lowest rents are Caltanissetta (€4.90/m²), Vibo Valentia (€5.50/m²), and Reggio Calabria (€5.60/m²).
