The decision to purchase a property can sometimes mean much more than just choosing the area to live in. Even in Italy, there are some places that represent a true status symbol. Some call them trophy assets; the essence is that the luxury residential market follows its own logic, different from traditional brick-and-mortar real estate. That's why we've highlighted the 10 most expensive neighborhoods in Italy to buy a home. A small spoiler: Milan and Forte dei Marmi are home to some of the most exclusive districts in the third quarter of 2025.
In the third quarter of 2025, the most expensive area in Italy to buy a home is Milan's historic center. In the city's most exclusive streets, the average asking price for a property is a staggering €10,853 per square meter. This budget is definitely within the reach of a select few, yet it often attracts a significant amount of foreign demand, especially given the international appeal of many events, from Fashion Week to Design Week. Rounding out the top three is another highly exclusive area, far from the main urban centers. The second and third places go to Versilia, specifically Forte dei Marmi, in the province of Lucca. Specifically, the silver medal goes to the historic center, where purchasing a residential property costs an average of €10,120 per square meter. Third place goes to the Vittoria Apuana district (€9,550/sq m).
Furthermore, the presence of Milanese districts and Forte dei Marmi is quite strong even when looking at the rest of the top 10. In fact, the areas of Milan and the municipality of Versilia present in the top 10 are 4 and 3 respectively. Also noteworthy is the presence of two districts of the capital. An exclusive location in Sardinia completes the picture. But let's take things in order. Just off the podium, in fourth place, is the center of Rome. Timeless charm and international appeal, however, aren't enough to make real estate values the most expensive of all. Here, in fact, to buy a residential property, you only need (so to speak) €7,465/m2. To get an idea of how much more expensive the Milanese real estate market is than the Roman one, consider that the Milanese neighborhoods of Garibaldi-Porta Venezia (€7,390/m2) and Fiera-De Angeli (€7,252/m2) follow closely behind in fifth and sixth place, respectively, in the top 10. Similar asking prices are also found in a highly touristic location, the Porto Cervo area in Arzachena, which ranks seventh with an average asking price of €7,225/m2. The top 10 closes with three areas under €7,000/m2. In eighth place is the fourth and final Milanese district, Navigli-Bocconi (€6,941/m2).
